100% Gross Bridging Loan Secures Six Buy-to-Let Portfolio Acquisition

The Opportunity
Our client identified an attractive portfolio of six buy-to-let properties that was being offered below market value. It represented an excellent opportunity to acquire multiple income-producing assets at a significant discount, creating immediate equity and strong long-term investment potential.
However, like many portfolio acquisitions, speed was essential. Traditional lending options would not provide the flexibility required, and the client wanted to preserve their own capital for future investments and planned refurbishment works.
The Challenge
The objective was to secure funding that would:
Enable the purchase of the entire portfolio.
Minimise the client's upfront capital contribution.
Complete within the required timescales.
Support the client's wider investment strategy.
Rather than tying up substantial cash in the acquisition, the client wanted to maximise leverage and retain liquidity for improving the properties after completion.
Our Solution
After assessing the transaction, we sourced funding through Ultimate Finance, securing a £1,297,500 bridging loan that funded 100% of the gross purchase price.
This structure meant the client was able to complete the acquisition without providing additional capital towards the purchase deposit, allowing them to preserve funds for the next stage of their investment strategy.
By understanding both the opportunity and the client's long-term objectives, we were able to arrange a funding solution that aligned perfectly with their plans.
The Exit Strategy
Following completion, the client intends to refurbish selected properties within the portfolio to enhance both rental demand and capital value.
Once the refurbishment programme has been completed, the properties will be fully let before being refinanced onto long-term investment finance.
The anticipated uplift in value will allow the client to release additional equity through the refinance, creating further capital that can be reinvested into future property acquisitions and continued portfolio growth.
This is a classic example of investors using bridging finance not simply as short-term funding, but as a strategic tool to accelerate portfolio expansion.
