My name is Tom Brogan Cert CII (MP) and I am the Commercial Property Finance Broker at Approved Finance Group. Recently we completed a Commercial Mortgage for a thriving construction company based in the UK!

The client approached me looking to raise a loan of £1,100,000 to consolidate all of the unsecured debt they held within their company in order to reduce monthly outgoings. The challenge I faced was finding a lender that would lend based on the projected next year's figures for the business as the current years accounts would not have facilitated a loan of the required size.

Even with these challenges, I was able to utilise our extensive 125+ lending panel to secure a 5-year fixed mortgage spread over 25 years. This loan has allowed the client to repay all existing debts, reducing their monthly outgoings, in turn increasing profits by thousands of pounds.
